Complete Property Analysis. Colorful Descriptions. Intelligent data. Confident Purchase Decisions.
A cornerstone of what we do for our investors is property analysis. Our goal is to make sure you have enough information to feel confident in your Austin Real Estate purchase. This includes current lease and sold comps, a description of the neighborhood, recent trends, city development planning and historical data. We can't predict what the housing market will do next year, but we can look at historical trends and make educated investment choices.
Here is an actual example of the colorful information we provide our real estate investors:
“The property is in Central Austin, near Aaron. Center of shopping, small boutiques, restaurants, Jenny Harrison Farmers office is also near by. Its a developing area that has only gotten richer in the past few years. However, this property represents an affordable area for this section of town. The street is all multi-family housing. All rentals. Yet very close to single family residential, owner occupied housing.
What we like about the property
- Location - center of many fun Austin experiences. Close to BUS and shopping mall.
- Affordability - Rents Quick. (so few low-end units remain in Austin that these rent quickly like your Little Valley property)
- Condition of Exterior and Roof
- Long term growth.
- Little improvement needed. (no granite ever)
What we dislike about the property
- The street is all rentals
- Rent prices will never be high
- Owner pays water and all utilities in Unit 104
Unit 101 2/1.5 VACANT
Unit 102 1/1 Leased at $625 thru Jan 2016
Unit 103 1/1 Leased at $650 thru Jan 2016
Unit 104 2/1.5 Leased at $965 thru Aug 2016
The property is listed at $249K. It will receive several offers. Winning bid may be as high as $275K. Listing agent and owner will close bidding Tuesday at 5 pm. This is approximately 22 hours from now. It went live on the market this weekend, but both Aaron and I have been busy with leasing active properties under management, that we failed to notice this. Sorry about the late notice.
ROI Worksheet -attached ($3140 gross rent assumed on $275 purchase price. Could be slightly different based on actual sales price and lease on vacant unit)”
